After working with hundreds of sellers across the GTA, we've seen what moves homes quickly and what doesn't. The variables that matter most are often not the expensive ones. Here are the ten things that consistently make a difference.
1. Price it correctly from day one
The first two weeks of a listing are the most valuable. That's when pent-up buyer demand is highest and the listing is fresh. A home priced correctly - based on what comparable properties have actually sold for, not what you hope to achieve - will generate showing activity and, in many cases, multiple offers that push the price up naturally.
Overpricing on day one costs you. Buyers and their agents track days on market. A listing that sits starts to feel like a problem property, even if the price eventually drops to fair market value. You lose the momentum that matters most.
2. Professional photography
The overwhelming majority of buyers begin their search online. Your listing photos are your first showing. Professional photography - properly lit, wide-angle, accurately representing the space - generates more clicks, more showings, and more interest. Agent or iPhone photos do not perform the same way. This is not an area to economize.
3. Declutter and depersonalize
Buyers need to be able to picture themselves in the home. Personal photos, collections, and excess furniture make that harder. Clear counters, clear shelves, and open spaces make rooms feel larger and help buyers focus on the property itself. Rent a storage unit if needed - it is worth it.
4. Fresh neutral paint
Fresh paint is one of the highest-return investments a seller can make. A clean, neutral palette (warm whites, soft greys) makes the home feel well-maintained, larger, and move-in ready. Buyers mentally subtract the cost of repainting bold or dated colours from their offer price - often more than the actual cost of the paint job.
5. Address curb appeal
Buyers form their first impression before they walk in the door. A fresh coat of paint on the front door, clean landscaping, power-washed driveway and walkway, and tidy garden beds cost relatively little and signal that the home has been cared for. A neglected exterior makes buyers wonder what else has been neglected.
6. Pre-listing home inspection
A pre-listing inspection lets you identify and address issues before buyers find them - on your timeline and at your cost. It also reduces the likelihood of a deal falling apart during a buyer's conditional period due to inspection findings. Some sellers make the report available to prospective buyers, which increases buyer confidence.
7. Stage key rooms
You don't need to stage the entire home. Focus on the rooms that sell homes: the living room, kitchen, and primary bedroom. If you've already moved out, a partially staged home will significantly outperform an empty one. Empty rooms feel smaller than staged ones and are harder for buyers to connect with emotionally.
8. Hold offers to create competition
In most GTA markets, setting an offer date (rather than accepting offers as they come) creates a structured competition among interested buyers. This strategy requires pricing the home to attract attention - not to leave room to negotiate down. When done correctly, the offer date generates more offers and a better outcome than accepting the first offer that arrives.
9. Prepare for every showing
Every showing is a potential buyer. The home should be clean, well-lit, and at a comfortable temperature for every viewing. If possible, leave the home during showings - buyers are more comfortable and spend more time when the seller isn't present. Small details (fresh air, good lighting, minimal odours) affect how buyers feel about a property.
10. Work with an agent who does their own marketing
Not all MLS listings are equal. The quality of the listing description, the completeness of the data, the social media distribution, and the agent's buyer network all affect how many people see your home. Ask to see examples of previous listings before you commit.
